Luxury Property & Yacht Management is the arm that closes the cycle — and the reason an owner can live with as little concern as possible about what is theirs. A house by the sea and a yacht demand constant care; the group takes that care on in full.
The promise
It means the owner does not receive the problem — they receive the report that it has been solved. No haggling with painters, marine engineers or insurers; no discovering the leak on the Friday before a long weekend; no arriving at a shuttered house or a boat that will not start. There is one person accountable, and they answer for both: the property and the vessel.
The scope
Some owners want only the house in order when they arrive; others prefer to hand over everything — including the financial management of running costs, with bills, contracts and periodic reporting. Both are management; what changes is the depth. The scope is agreed with the client before we start, and revisited whenever the need changes.

The three levels coexist. The same client may keep the house at one level and the boat at another.
The house
The routine of a seafront residence does not wait for the season. Salt air, damp, garden, pool, generators and building systems ask for a calendar, not improvisation.


The yacht
A vessel left standing costs more than one under way. Engines, hull, electronics, paperwork and crew follow the same principle as the house: their own calendar, suppliers engaged by the group, a record of every intervention.
The group's office is at Marina Verolme, Unit 9, in Angra dos Reis — where visits aboard start as well.
Readiness
When the owner arrives, everything is ready. When they leave, we carry on caring.
The arrival is announced in advance and the house answers: climate control on, linen changed, larder stocked, pool in condition, the boat fuelled and its papers current. On departure the cycle reverses — closing up, cleaning, checking, and the property returns to its maintenance regime.
Letting, when desired
Seasonal, long-term or nothing at all: the decision belongs to the owner and it does not change the care. Where there is a let, the group handles it end to end, inspecting the property before and after every stay. The house that manages is the house that lets — nothing is passed to third parties.
Paperwork in order
Property and vessel carry obligations that never pause: deeds, registration, taxes, environmental licences and maritime papers. The same structure that manages is the one that keeps the paperwork current — from the notary's office to the Port Authority.
Why through the group
Brokerage, architecture, construction and management each have their own team.
The arms operate under the same direction; nothing is lost between suppliers who never speak to one another.

A renovation spotted during an inspection goes straight to Studio D1 — no new supplier, no new quotation, no starting the conversation over.
Assessment
The first stage is a technical visit to the property and the vessel, surveying its present condition, the contracts in force and what is missing. From there the group presents the scope and the cost of management. Without obligation, and with nothing made public.
